Site:

Environmental:
  • Lithium impacted waste in soil at depth
  • Lithium impacted groundwater
  • Numerous cess pools under buildings
  • Petroleum impacted soils and groundwater
  • Asbestos roofing materials
  • Development requires design to accommodate existing groundwater cleanup system
 
Action: This 5.8-acre former lithium processing site lay dormant and fenced off.  The buildings had been abandoned for over 3 years.  Significant soil and groundwater contamination prevented re-use of the buildings.  Property tax revenue had fallen to minimum levels.  MPCA approved cleanup of Site results in full liability protections for developer, lenders and tenants.
 
 
Outcome:
  • 79,000 SF Office Warehouse constructed in 2003
  • Tax Base increase of over $3 million
  • Certificate of Completion issued by State of MN
  • One of first lithium sites cleaned up in US
  • 130 new jobs expected on site
  • Awarded 2003 Best in Real Estate Award for Best Redevelopment by the Business Journal
  • Awarded 2004 NAIOP Award of Excellence
  • Awarded 2004 Economic Development Association of MN - President's Award
