Environmental Situation
Site:
  • Former Boise/Onan/Medtronic Site

Action: The 26-acre former wood pole-treating site had sat vacant for over 30 years and was valued at $0.00 on tax roles.  The property owner, Cummins/Onan wanted to create a distribution center on the vacant, polluted site.  Real Estate Recycling (RER) teamed with Cummins/Onan and Murphy Warehouse Company to develop the property.  RER created and executed a plan to investigate, clean up and develop the site within 12 months.
 
 
Outcome:
  • Development of one of the largest industrial buildings (400,000 sf) on superfund site
  • Tax Base increase of over $11 million
  • Investigation, cleanup and development completed within one year
  • Generates annual property taxes of $500,000 per year
